Six questions to answer before buying a second home on 30A

· By Zak Kennedy

A second home on 30A is part lifestyle, part investment, and the details differ from one community to the next. These are the questions I help clients get answered, in writing, before they commit.

1. What are the rental rules?

If you plan to rent the home when you are not using it, find out whether short-term rentals are allowed, whether there are minimum stays, and what registration or permits apply. Rules can come from the association, the county, or both.

2. What does the association cover, and what does it cost?

Ask for the governing documents, the current budget, recent meeting minutes, and any planned special assessments. Dues, design review, and maintenance responsibilities vary widely.

3. What will insurance cost?

Look up the FEMA flood zone for the exact address and get wind and flood quotes from a licensed insurance agent early, ideally during your inspection period.

4. Who will manage it?

If you plan to rent, talk to property managers before you buy. Ask what they charge, what they handle, and how they report to owners.

5. How will you use it?

Parking, beach access, guest rules, and amenity access all shape day-to-day use. Ask how each works for owners and for guests.

6. What taxes apply?

Property taxes and any rental-related taxes should be confirmed with the county and a tax professional. Homestead rules generally apply to a primary residence, so a second home may be taxed differently.

Every community answers these questions a little differently. If you are comparing several, book a 30A consultation and we can walk through them side by side.
